This includes maintaining and repair of electrical and plumbing system, HVAC, units, out door elements and parking lots within building premises. Architectural and civil finishes, minor renovations and additional work indoor and outdoor.

Residential buildings

Our maintenance task will cover all types of residential buildings to include villas, townhouses, apartment buildings and compounds.

Commercial buildings

There are certain types of commercial buildings where our services will cover, such as, Office buildings, retail plazas, medical centers and clinics.

The tasks associated with building maintenance are abundant, they fall into four main buckets:

Repairing
1. Plumbing elements
  • Kitchen sink, tabs, water hoses, water heaters, drainage and water filters.
  • Bathrooms wash basin, tabs, hoses, showers, bath tubs, WC, water heater and drainage systems.
  • Outdoor water pumps, irrigation connections, water tanks, pressure pumps, drainage and pipe work.
2. Electrical elements
  • Panel board, breakers, switches, sockets, wiring, lights, AC connection indoor and outdoor, intercom, doorbell, LED work, smoke detection, fire alarm and main power supply breaker
Installation and Replacement
  • Water heater, new light fixture, new sockets and switches, AC units in door and outdoor, ducting, grills, CCTV cameras, solar systems, intercom, fire alarm system and more.
Equipment Inspections, Performance and Preventive
  • AC units – indoor and outdoor, cold and hot water systems, firefighting system, lights, ventilation system, water filters, pumps, tanks and landscaping tools.
Architectural and civil repair and renovation
  • Paint, tiles, cracks, gypsum board ceiling, acoustic ceiling, kitchen and bathroom cabinets, doors, windows, glass, railing, pergolas, tents, gazebos, waterproofing, drive ways, walk ways, outdoor features, granite and marble, gypsum decorations, design concepts and more.

There are four different roles in our team:

Maintenance manager/ supervisor

The maintenance manager / supervisor oversees all the work performed by inspectors, technicians and labors. Manager will be in charge of building operation, maintenance and resolving any maintenance problems.

Inspector

The first step of the maintenance work will start from sending the inspector to the job site to check, investigate, locate the problem, make job report and scope of work.

Technician

Technician role will vary from task to task. They are the second step of the maintenance when actual and physical work will take place.

• Labors

There are specialized labors and others are general labor to assist technicians and managers through the maintenance process.

Most of home owners are looking to keep their property well maintained and operative with peace of mind. We propose different types of contracts and agreements to serve clients to the highest standard, within their needs and budget.

One time job (quotation and agreement form)

After receiving client call or request, job will be inspected, quoted, agreement form, schedule to commence the work, payment after completion then warrantee certificate.

Annual maintenance contract
Contracts start from the date and finish after 12 months.
Fixed fees – paid one time or quarterly.
  1. Monthly check will charge AED 1.75/Sq ft
  2. Quarterly check will charge AED 1.50/Sq ft
  • These rates are applicable to all types of residential buildings.
  • Low Rise- High Rise- Villas- town Houses and Apartments.
  • Villas and Town houses maximum amount will not exceed AED 7500 annually regardless of the area.
  • Inspection of plumbing, electrical, HVAC, firefighting system, fire alarm system and any specific problem on quarterly bases)
  • Repair and replace damaged (water tab, drainage, water hose, light bulb, electrical sockets and switches, door luck, minor wall cracks, paint within 3 SQM, HVAC grill cleaning, AC filter cleaning, adding AC virion gas or fixing leakage)
  • Panel board braker inspection and repair if required.
  • Water pumps inspection and repair
  • Repair or replace floor or wall tile free within 1 SQM
  • Repair gypsum board (ceiling or drywall) within 2 SQM included

Additional charges will apply to the following purchasing only, but (fixing is free)
  • Purchasing new AC units – indoor OR outdoor
  • New water heaters
  • Expensive / special sink or wash basin tabs
  • Changing electrical or plumbing system from its original status/ design
  • Changing floor tiles sizes or style
  • Changing the paint color or type
  • Replacement of kitchen cabinets
  • Replacement of new door(s)
  • Replacement of new window
  • Replacement of kitchen sink
  • New WC
